About the role
A property development manager takes a scheme from opportunity and appraisal through design, approvals and delivery. The panel is looking for commercial judgement, disciplined due diligence and the ability to coordinate specialists while protecting the development brief.
How to prepare
- Choose two developments and be clear about the decisions you owned at each stage.
- Review how you test land cost, construction cost, revenue, programme and sensitivity in an appraisal.
- Prepare an example of a risk discovered during technical, legal or planning due diligence.
- Think through how you control design changes while maintaining the intended customer proposition.
- Be ready to explain how you report a development recommendation to an investment committee.
Common mistakes
- Treating projected revenue as certain instead of testing demand and sensitivity.
- Focusing on design appeal while overlooking title, access, utilities or approval risks.
- Describing advisers' work without explaining the judgement you personally applied.
