About the role
This interview focuses on how you inspect property, analyse market evidence and reach a valuation conclusion that you can defend. The panel will also assess your reporting discipline, ethical judgement and ability to explain assumptions and limitations to clients.
How to prepare
- Review the main valuation approaches and the circumstances in which each is suitable.
- Prepare a valuation example with the property type, evidence used, adjustments made and conclusion reached.
- Practise describing how you verify comparable evidence rather than relying on an asking price.
- Think of a time you identified a material issue during inspection or document review.
- Be ready to discuss how you manage pressure from a client who wants a particular figure.
Common mistakes
- Naming a valuation method without explaining why it fits the property and available evidence.
- Treating asking prices as verified transactions without qualification.
- Hiding assumptions or limitations that could materially affect the conclusion.
- Giving the impression that client pressure can determine your valuation figure.
