About the role
This interview covers valuation, inspection, market analysis and advice on property decisions. The panel wants a surveyor who can test evidence, explain assumptions, recognise legal or technical limits and give independent advice even when a client has a preferred answer.
How to prepare
- Review when and why you use comparable, investment, cost or residual approaches.
- Prepare a difficult valuation where evidence was limited or contradictory.
- Think through your inspection routine and how observations affect assumptions and advice.
- Revise how leases, vacancy, operating costs and property condition influence investment analysis.
- Be ready to discuss an ethical challenge involving a client, fee or conflict of interest.
Common mistakes
- Quoting a value without explaining the evidence, method and key assumptions.
- Making legal or structural conclusions beyond your evidence or competence.
- Using asking prices as if they were confirmed transaction evidence.
- Allowing a client's target figure to shape an independent professional opinion.
